Why invest in new construction?

Investing in new construction in 2026 offers tangible advantages: higher appreciation potential, unmet demand, tax incentives, and sustainable technology. Markets such as Florida and emerging U.S. cities stand out for their balance of profitability and stability. To maximize returns, it is recommended to focus on areas with population growth, developing infrastructure, and favorable legal frameworks.

Market Growth and Profitability

New home sales are projected to grow by 11% in 2026, with a 2% increase in average prices, according to the National Association of Realtors (NAR).

Accelerated Appreciation

An estimated 2.6% price appreciation in 2025 in areas with higher growth driven by tourism and migration appeal.

Sustained Demand and Limited Supply

Housing shortage in the U.S.: there is a deficit of 1.5 to 4.5 million homes, driving new construction projects to meet demand.

Let’s Build Your Future Together: Where Your Capital Becomes a Legacy

Let’s Talk About Your Project

Do you offer design, construction, management, and post-completion rental services?

Develor delivers turnkey projects: we handle architectural design, full construction, and property and rental management, either directly or through local partners in the U.S.

In which areas do you develop projects, and why is it a good investment?

Our projects are located in regions of Florida with sustained population growth and strong housing demand. These locations offer stable property appreciation and attractive rental returns.

What legal structure is best for a foreign investor?

We recommend forming a U.S. LLC, which provides limited liability and tax efficiency. In addition, we facilitate connections with legal and accounting advisors specialized in international investors.

How long does the entire process take?

The total process typically takes between 8 and 24 months, broken down as follows: Permits and planning: 1–3 months. Construction: 4–12 months. Inspections and closing: 1–2 months. These timelines account for variations due to weather, contractor availability, and local regulations.

What is the tax burden for non-residents?

Florida does not impose state income tax. At the federal and local levels, we help estimate property and rental taxes and apply international tax treaties to minimize double taxation, depending on the investor’s country of origin.

Is financing available for foreign investors?

Yes. We work with banks that offer mortgages and construction loans to non-residents, with down payments typically ranging from 20% to 30%, depending on the profile and the project.

Does investing in a property in the U.S. provide any immigration benefits?

Real estate investment alone does not automatically grant immigration benefits. However, there are visas that may be related to business activity or investment in the U.S. Develor does not handle immigration processes or guarantee any visa outcomes. We recommend consulting with an immigration attorney specialized in investments, and we can help you connect with one if needed.

What is included in the base price?

The base price covers construction exclusively, including:

Labor and essential materials (structure, roofing, and enclosure systems). Basic installations: standard plumbing, electrical, and HVAC systems. Functional finishes: basic flooring, kitchen, and bathrooms. Architectural design and construction coordination.

Not included: land, permits, surveys, civil engineering, premium finishes, exterior elements (pergolas, decks, landscaping), or additional professional and financial costs. In Florida, these components typically account for the remaining portion of the total project value.

How can I track the progress if I am outside the U.S.?

We implement a system of periodic progress reports, which include:

Updates on permit and inspection status, highlighting milestones and any new developments. Recent construction progress photos with dates and descriptions. A summary of completed milestones and upcoming steps, along with updated timelines.
